Short Sale Deed Restriction

Depending on the servicer, investor or insurer there may be a short sale deed restriction. It’s to be expected that every short sale will have at least a 30 day deed restriction, but some don’t. Some have 30 day deed restrictions and others have 30 day deed restrictions with 90 day restriction to sell more than 120% of transaction price. Many servicers implement this to deter wholesalers, flippers, potentially unethical business, and to season title.
