No Relocation Incentive
When going through a short sale most borrowers on their primary residence are in need of relocation assistance. It’s important to know as a rule of thumb that most servicers and investors do not offer relocation incentive on high balance loans. Generally any borrower with an unpaid principle balance around one million will not receive any relocation incentive at the closing of a short sale from the servicer. This is not a hard set rule and some servicers and private investors may allow relocation incentive on higher balance loans. Also, other investors and most government sponsored enterprises offer little to no relocation incentive to borrowers either. It’s important to do research on servier and investor guidelines if you are not familiar with them. At the end of the day you can always ask for assistance but it may not be approved. With the proper knowledge on guidelines in advance you will have more realistic expectations on what to expect.
At times we have seen servicers allow when disclosed creative relocation assistance to allow for realistic solutions for borrowers moving outside of closing.
