Mr. Cooper, formerly Nationstar, often utilizes Xome as part of their short sale review if the investor they are servicing account allows them too. If the file is flagged to go on Xome there generally is no way around it. We have seen some instances were Xome was avoided when a strong offer was already on file with Mr. Cooper. The servicer utilizes Xome in hopes of ensuring they are getting the highest offer available.

If an account does go to Xome platform with an offer on file it is possible they may be outbid. Generally any bidders will need to pay a premium and the original buyer on file doesn’t. It’s important to follow Mr. Cooper and Xome instructions throughout this process.
