Ditech Short Sale Help
As of August 31, 2015 Green Tree Servicing and Ditech Mortgage Corp combined to become Ditech Financial LLC. This means that all mortgage loans being serviced by Green Tree will now be handled by Ditech Financial LLC. At this point in time nothing has changed in regards to the short sale process on how Green Tree or now Ditech Mortgage Corp facilitates their short sale transactions.
Ditech Servicing Fannie Mae Loans
Ditech services a large volume of Fannie Mae loans. When it comes to short sales, Fannie Mae has strict guidelines when it comes to approving offers, borrower financial hardship, and relocation incentive. Ditech will require that any short sale being processed and backed by Fannie Mae to be placed into Fannie Mae homepath’s portal for purchase contract review. Fannie Mae will negotiate directly with the agent or 3rd party involved processing the deal. If you’re in a deficiency state, Fannie Mae may request a seller contribution or a promissory note.
Ditech Escalations
Escalating at Ditech isn’t the easiest. If the loan is Fannie Mae backed there may be a liaison at Ditech that acts as an escalation contact between the servicer and investor. Another option would be to open up a ticket via the homepath system. If the investor is not Fannie Mae a floor manager in the corresponding short sale department may be an appropriate individual to speak to. When it comes to escalating it is imperative to know who the investor is and that you’re speaking to the right people in the correct departments.
